After almost five years of full-time travel blogging and vlogging, and collaborating with tourism boards around the globe, in 2021 I changed my direction.

It was May 20, 2021. I purchased the tiny mudhouse with four rooms located in Hamta Valley (near Manali) and transformed it into a hostel for backpackers. During those frequent journeys through the mountains, I often found myself checking the current running status of trains to coordinate travel plans and ensure everything ran smoothly.

The idea of purchasing an unleased property in Manali and operating it as a hotel came about as the result of a sudden idea.


All You Need To Know Before Taking A Hotel On Lease In Manali, Shimla Or Someplace Else In Himachal Pradesh

From Footloose Camps to Footloose Resort...


In 2021, i started the company with the name Footloose Camps (offering affordable accommodation, such as dormitory rooms and tents) but changed it's name to Footloose Resort by 2024 (offering luxurious glamping experiences in a dome). In just three years, I had invested seven times the amount of my investment (with investment from my spouse, of course). It is possible to read of it here in this article on the Two Hotels In Manali.

If you are contemplating doing something similar but are uncertain of where to begin This article will discuss everything I've learned throughout the course of.

The cost of acquiring the hotel lease in Manali for commercial use...

The price of a fully operational furnished, furnished house within or around Manali, Shimla or a similar town in Himachal Pradesh depends on the amount of rooms.

For Manali It is between 1L to 3L per year for a room.

For instance, if you're staying in a six-room fully furnished hotel, it will cost between 6-18 Lakh annually.

Unfortunately, unlike cities such as Delhi or Bangalore There aren't any agents for property as well as the marketplace is free of clutter. The initial cost of property (when you search for one on the market) usually comes as a shock which is then followed by incredible negotiations.

The negotiations become more apparent when you attempt to take a vacant land under lease to build your home. I have seen agreements that owners offer land years for free in exchange to leave the entire amount of investment made by the leasing company (upon the expiration of the lease period). This means that you get to keep what you've put into the land over time.

To Lease A Hotel Is Like Renting It

If you're confused about the word Lease Let me clarify that leasing a property is the same as renting it. The lease contract is just a rent agreement.

It is a legal document that has been that is signed by a notary public with a stamp of judicial with the consent of both sides (the lender and buyer) as well as a few witnesses for both the parties.

Check that you have all conditions and terms that you want to be able to read before signing the lease agreement.

My Two Cents If You're Starting Up, Or Have Little Budget...

If this is your first experience operating a hotel lease and you're uncertain of your returns, I'll tell you that it's not an industry that isn't.

I recommend you buy an apartment away from the city center where costs are less. However, you must be aware of how to accept online bookings or promote your property on the internet.

Also, make small investments in the beginning, observe the results, and then invest again over time.

When I first started in my new venture, I had an apartment that was a basic four-room. Because of the YouTube Channel as well as other social media platforms like my Instagram Channel I made a decent business.

The following year, I put more money into the property in order to expand it. I would suggest something similar in case you're just starting out and you have a limited budget.

  • Instead of renting a property in the city instead, look for something more unusual for a cheaper price.

  • It is best to invest a little at first to experiment, then reinvest.

Be Careful Before You Invest

I also want to inform you of the dangers of investing in hotels: whether you're building one or leasing an unfurnished hotel lease. Be sure to have your documents in order.

I've seen many instances where hotel owners or landowners have attempted to use unwelcome methods to get rid of leasers. The practice of fraud by owners isn't uncommon. I've myself been victimized once before and was able to lose Lakhs in Rupees. Reason? Incomplete documentation.

Be sure to write all the important clauses on your lease papers prior to beginning. If you plan to invest in the land between tenures talk in advance with the landowner. You must get their consent in writing prior to taking any action.

Do not take any action just because it was "verbally agreed'. Make sure that everything is written down on a piece of paper.

The owner was different before I invested in his property. When the construction was finished, the owner’s behavior changed. Naturally, it was my fault that I couldn’t reverse the investment. Because I didn’t have the documents, I was told, “You aren’t in a position to make any changes, you don’t have any papers.” At that point, even while using tools like RailMitra to plan my travel back and forth, I realized the reality of the situation—this meant that I needed to abandon my investment and get out.

These aren't everyday tales however, if you venture to look for them, they're not uncommon neither. This isn't a reason to discourage the possibility of running a business in a rental or building hotels on other people's land, but you must be careful!
